Most people work very hard for their homes, and they rarely make a move without first consulting with a  professional.  If you are not new to the market, chances are you are looking for an idea of how best to sell your home, so here are some useful tips.

1. Preparation is Key

A successful sale begins long before you put your home on the market. It starts with prep work to make sure your home is ready.  If your home needs repairs, make them prior to listing the property.  In fact, a professional real estate agent will often suggest you don’t list your home until the repairs are done and completed. Also, knowing what’s currently on the market in your immediate area is key to successful marketing your home. A little research can also help determine what buyers are looking for in a new house — how big they want their lot sizes to be, what style homes they prefer etc.  It can also help you determine the asking price of your home.

2. Time is a key point for marketing your house

Many first-time homeowners neglect this important factor.  They can end up selling their homes for less than they should because of it. A successful sales campaign looks at the schedule to make sure there are no interferences. You can look for companies that say “we buy houses fast” if you need to sell your property fast. Time can be of the essence, so make sure if you have a deadline to keep it. Some homeowners say they don’t want to “stage” their home — and that’s fine — but you should still make it attractive and inviting for prospective buyers to come through. You can do this with the proper lighting, by cleaning up the yard, removing clutter, and making sure all rooms are in order. If you have pets, then closing off the parts of your home that they usually frequent is a good idea too. Open houses can also be very helpful when selling any property.

4. Great Photos Can Sell your Home

In the age of social media and smartphones, most people are using pictures to determine what they want or don’t want.  Your home is no different. It’s a good idea to invest in a professional photographer — especially if you’re going to use pictures on your digital listing, which many online real estate companies offer these days. Remember that prospective buyers only have your word that the house they’re going to see is going to be as nice as it looks in your pictures. Great photos will show them this right off the bat, and bad ones might make them look somewhere else for their new home.

3. Get rid of clutter

One of the most common mistakes first-time home sellers make is not getting rid of all their personal belongings before they put them on the market.  It’s not just because buyers can’t see your home for what it really is, but too much stuff in any room can make a prospective buyer claustrophobic and drive them away. Remember that you are selling more than just “four walls” of space, you’re also selling the feeling that the buyer will get once they live there. This means decluttering your house completely to show buyers what they can do with all this extra space. It doesn’t mean you have to get rid of everything, either — a few pieces of furniture here and there can work wonders if placed correctly in a room.

5. Price your home right

Price too high, and you’ll scare off buyers, price is too low, and you’ll be giving it away.  It’s a fine line to walk but one, if done correctly, can result in a home sale quickly. First-time home sellers are often overzealous when choosing the price range their house should be on. Not only does this make for multiple offers, but it also makes buyers suspicious of your motives if you’re asking too much money for an “unwanted” property. Remember that not every buyer has the same amount of cash to spend, and they might want to negotiate down to their own price range. It’s important to remember that there are other homes out there too, so don’t get greedy because your house might end up sitting on the market for months if you do.

6. Remember, it’s a business transaction

This is significant to remember because it can make your life easier if you accept this fact from the very beginning. Remember that you’re not just selling your home to someone, but you’re entering into a business deal with them for several months or years in some cases.  Because of this, it’s good to be open and honest in all aspects of the transaction: your asking price, your offer, and whatever else they may ask for throughout the process. Keep an open mind and remember that the buyer is just as critical as you are in this “transaction.”  You both need each other for this to work, so keep their best interests in mind.

7. Ask for help

This is one of the most important tips you should read, especially if this is your first time selling a home.  No matter what, there will be someone out there more experienced than you, selling homes for a living. There are realtor associations in almost every city and town across the world. Getting in touch with them is always a good idea since they can offer some great pointers on how to sell your house successfully without breaking the bank or wasting time along the way. Since this is their job, it’s likely that they’re very familiar with how things work on both sides of home sales, so don’t be shy about hearing out their advice!
